Property managers run residential, commercial, condominium, and strata properties: leasing and tenant relations, building operations and maintenance, budgets and financial reporting, owner and board reporting, and regulatory compliance. It is a licensed, credentialed role in much of Canada, and the licensing rules vary by province. Here is the path from getting started to a licensed property manager.
Understand the role
Job Bank classifies property managers under NOC 70012, Facility operation and maintenance managers, and property administrators, the coordination and support role, under NOC 13101. Property management firms hire across both, along with leasing consultants and condominium and strata managers. The property manager is the licensed, higher-responsibility lead role.
Know your province's licensing rules
Licensing is the part that varies most, so start with your province.
- British Columbia requires a rental property management or strata management licence through the British Columbia Financial Services Authority (BCFSA)
- Alberta requires a property management licence through the Real Estate Council of Alberta (RECA)
- Ontario requires a licence for condominium managers through the Condominium Management Regulatory Authority of Ontario (CMRAO), while general rental property management is not separately licensed
- Most other provinces have lighter or no dedicated property management licensing, though a real estate licence may apply in some cases
Because the rules differ, confirm the current requirement with your provincial regulator before you apply.
Get started in the field
- Many managers start as a property administrator or leasing consultant and move up as they learn building operations, leasing, and financial reporting
- Learn the core of the job: tenant and owner relations, maintenance coordination, budgets and reporting, and the residential tenancy or condominium rules in your province
- Build experience in an asset class, such as residential, commercial, condominium, or strata
Add a professional designation
Designations are voluntary but valued, and they lift both credibility and pay.
- Certified Property Manager (CPM) through IREM
- Real Property Administrator (RPA) through BOMI
- Accredited Residential Manager (ARM) and other IREM and BOMA Canada credentials
Land your first role
Apply to property management companies, real estate and strata services firms, condominium management companies, and multifamily and commercial operators. Emphasize any leasing, administration, or building-operations experience, and be clear about your licence or your plan to earn it where your province requires one. Set up a job alert on a board built for property management so new openings reach you before they fill, because demand is steady and firms hire continuously.
